Living in Valrico, Florida: Neighborhoods, Homes & Local Guide

Area guide by Rio Lloyd, REALTOR® with PREMIERE Group at Real Broker. Updated October 2026.

Valrico is an unincorporated community in eastern Hillsborough County, just east of Brandon. Buyers are drawn to its larger homes, bigger lots, pool homes, and a quieter, more residential feel while staying within reach of Brandon's shopping and the Selmon Expressway. Compared with Brandon, expect a bit more driving; compared with Lithia and FishHawk, expect more established neighborhoods and fewer CDDs.

  • Drive to downtown TampaAbout 30 to 40 minutes without traffic
  • Nearest major airportTampa International (TPA), about 35 to 40 minutes
  • Typical housingSingle-family homes, larger lots and some acreage, gated and golf communities, pool homes

Valrico stretches east of Brandon along State Road 60, Bloomingdale Avenue, and Lithia-Pinecrest Road. Neighborhoods range from older homes on acre-plus lots to 1990s and 2000s subdivisions and gated communities built around golf courses.

The trade is time for space. Many Valrico buyers are moving up from smaller homes in Brandon or Riverview, or relocating from areas where they are used to bigger yards. Downtown Tampa is typically 30 to 40 minutes away without traffic.

Valrico is unincorporated, so Hillsborough County handles permitting and services. Its boundaries with Brandon, Lithia, and Dover are informal, and ZIP codes 33594 and 33596 cross several communities.

Valrico neighborhoods and housing choices

Valrico's housing falls into a few broad groups. There are established subdivisions around Bloomingdale with mature trees and community amenities; gated and golf communities such as River Hills and Diamond Hill with larger homes and higher association costs; and rural-feeling streets where lots can be measured in acres and HOAs may not exist at all.

Newer construction is more common south toward Lithia and FishHawk, where master-planned communities often include CDDs. If you are comparing Valrico with those areas, add the CDD assessment and HOA fees into your monthly cost comparison.

Option Typical age Lot size HOA / CDD Buyer considerations
Established subdivisions (Bloomingdale area) 1980s to 2000s Suburban, mature trees HOA common Roof and system ages
Gated and golf communities 1990s to 2000s Larger lots Higher HOA; gate costs Membership costs are often separate from HOA
Acreage and rural streets Varies widely Half acre to several acres Often none Well, septic, zoning, and outbuildings
Newer communities toward Lithia 2000s to today Standard to larger HOA and often CDD Total monthly cost with CDD

Table descriptions are general patterns, not guarantees. HOA, CDD, flood, and lot details vary by subdivision and by address.

Everyday living in Valrico

Brandon's shopping and HCA Florida Brandon Hospital are a short drive west. Lithia Springs Park, south of Valrico, has a spring-fed swimming area, and the Alafia River corridor offers paddling and trails. Golf is a part of life in several Valrico communities.

Daily driving is the norm here, and SR 60 and Bloomingdale Avenue carry most of the traffic toward Brandon and the Selmon Expressway.

School assignments follow district attendance boundaries, and those boundaries can change. To see which public schools serve a specific address, and to review the district's programs and choice options using your own criteria, start with Hillsborough County Public Schools and confirm with the district before you make an offer.

Owning a home in Valrico: due diligence that matters

Well, septic, and acreage properties

Some Valrico properties use private wells and septic systems. Order a septic inspection and well water testing, confirm property lines with a survey, and check zoning if you plan to add outbuildings, keep animals, or run a home business.

Golf and gated community costs

In golf communities, the HOA fee and the club membership are usually separate. Ask whether membership is optional or mandatory, what gate staffing costs, and whether any special assessments are planned.

Pool homes and insurance

Pool homes are common in Valrico. Inspect pool equipment, the pool surface, and the screen enclosure, and get an insurance quote that reflects the home's roof age and wind mitigation features.

Sinkhole and ground conditions

Parts of eastern Hillsborough County have karst geology. Florida insurers must cover catastrophic ground cover collapse, while broader sinkhole coverage is optional and can be costly. Ask the seller about any history, review disclosures, and consider whether additional coverage is worth it for the specific property.

Flood zones, flood history, and evacuation zones are three different things

A FEMA flood zone describes mapped flood risk and drives whether a lender requires flood insurance. Flood history is what actually happened at that address, and since October 1, 2025, Florida sellers of residential property have to disclose known flood damage, flood insurance claims, and flood-repair assistance they received (details). An evacuation zone is an emergency-management designation based mainly on storm surge, and it can differ from the flood zone. Check all three for any home you are serious about: the FEMA Flood Map Service Center, the seller's disclosure, and Know Your Zone. Then get address-specific homeowners and flood insurance quotes before your inspection period ends. If you are insured through Citizens, flood coverage requirements are being phased in for more policies each year (Citizens flood requirement).

Property taxes after you buy

In Florida, the seller's current tax bill is rarely a good predictor of yours. When a home sells, the assessed value generally resets to market value the following January 1, and the seller's homestead exemption and Save Our Homes cap do not transfer to you. If the home will be your primary residence, you can apply for your own homestead exemption with the Hillsborough County Property Appraiser (the filing deadline is March 1). Voters will also see a proposed property tax amendment on the November 3, 2026 ballot that would change homestead and non-homestead assessments, so it is worth checking the latest update before you budget.

Valrico FAQs

Is Valrico a good fit for buyers who want a bigger home or lot?

Often, yes. Valrico is one of the closer-in places in eastern Hillsborough to find larger homes, larger lots, and some acreage. The tradeoff is a longer drive to downtown Tampa and the airport.

How does Valrico compare with Brandon and Lithia?

Brandon is more central with more shopping and a wider mix of home types. Valrico is quieter, with more larger-lot and golf community options. Lithia and FishHawk, to the south, have more new construction and master-planned amenities, frequently with CDD assessments.

Are there gated communities in Valrico?

Yes. Valrico has several gated communities, some built around golf courses. Compare HOA fees, gate costs, and any club membership costs, since those can be separate.

Do Valrico homes have HOA or CDD fees?

Some do and some do not. Many established subdivisions have HOAs without CDDs, rural streets may have neither, and newer master-planned communities nearby often have both. Check the property tax bill on the Hillsborough County Property Appraiser for any non-ad valorem assessments.

Are pool homes common in Valrico?

Yes. Pool homes are common at many price points. Plan for a pool inspection and check the screen enclosure's condition.

How can I figure out my homebuying budget for Valrico?

Start with the total monthly cost, not just the price. In Florida that means principal and interest plus property taxes based on the purchase price (not the seller's bill), homeowners insurance, flood insurance where needed, and any HOA or CDD charges. Two homes at the same price in Valrico can differ by hundreds of dollars a month once those are included. A lender preapproval sets the ceiling, and a Home Purchase Strategy Session helps you decide where you would actually be comfortable. You can also run numbers on the mortgage calculator.

Can Rio Lloyd help me relocate to Valrico from another state?

Yes. Rio works with buyers moving to Tampa Bay from other states and countries, and a lot of that work happens before you ever fly in: narrowing down areas that fit your commute, budget, and lifestyle, setting up a focused MLS search, previewing homes by video, and lining up a short, efficient visit. Rio has lived in seven U.S. cities before settling in Tampa Bay, so the logistics of a long-distance move are familiar territory. Start with a Home Purchase Strategy Session.

Can Rio help me understand both the homebuying and mortgage side of buying in Valrico?

Yes. Rio is a REALTOR® and also a licensed mortgage loan originator, so the Strategy Session can cover how price, property taxes, insurance, HOA or CDD fees, and loan options fit together into a realistic monthly payment. Real estate brokerage and mortgage services are separate, you are always free to choose your own lender, and nothing discussed is a loan approval or a guarantee of financing. A lender's formal preapproval is the step that confirms your actual purchasing power.
