Frequently asked questions
How do I choose between Tampa Bay communities?
Start with your commute, budget, and the kind of home you want, then narrow by flood exposure, insurance cost, HOA or CDD fees, and how much new construction you are open to. Each guide on this page covers those trade-offs for one area, and a Home Purchase Strategy Session with Rio can help you compare two or three side by side.
Which areas have the most new construction?
New master-planned communities are concentrated in Wesley Chapel and Land O' Lakes in Pasco County, Riverview and the Ruskin and Apollo Beach area in southern Hillsborough, and Parrish and Lakewood Ranch in Manatee County. New communities often carry CDD assessments in addition to HOA dues, so compare the total yearly cost.
Where can I find waterfront homes around Tampa Bay?
Waterfront options include South Tampa and Davis Islands, Apollo Beach canals, St. Petersburg, Clearwater, Dunedin, Safety Harbor, Seminole, Bradenton, and Sarasota. Waterfront homes usually bring higher flood and wind insurance costs, so review the flood zone, elevation, and flood history for each address early.
Are these guides a substitute for checking a specific property?
They are a starting point for comparing areas. HOA and CDD fees, flood zones, school assignments, taxes, and insurance quotes change and must be verified for each property before you make an offer.
