Living in Brandon, Florida: Neighborhoods, Homes & Local Guide
Brandon is a large unincorporated community about 10 to 12 miles east of downtown Tampa. Buyers choose it for established neighborhoods, a wide range of prices, pool homes, and the convenience of I-75, the Selmon Expressway, and State Road 60. Compared with newer areas farther south and east, Brandon offers more mature neighborhoods and fewer CDDs, though older homes call for closer inspection of roofs and systems.

Brandon grew around State Road 60 east of I-75 and became one of Hillsborough County's main suburban hubs. Today it has a regional mall, hospital, and nearly every kind of shopping, plus neighborhoods ranging from 1970s ranches to 2000s and newer subdivisions.
The Selmon Expressway connects Brandon to downtown Tampa, and I-75 runs along the west side for trips north to Wesley Chapel or south to Riverview and Sarasota. Traffic on State Road 60 and around the mall can be heavy at peak times, so the specific location within Brandon matters for daily commutes.
Brandon is unincorporated, so Hillsborough County handles permitting and services. Many Brandon area neighborhoods blend into Valrico, Seffner, and Riverview, and ZIP codes cross those lines.
Brandon neighborhoods and housing choices
Brandon works well for move-up buyers because it offers a lot of variety within a short drive. Older neighborhoods near the original town center often have larger lots, no HOA or a light one, and homes from the 1960s to the 1980s. Subdivisions from the 1990s and 2000s, such as those around Bloomingdale and Providence Road, typically have mandatory HOAs, community pools, and more uniform streetscapes.
Pool homes are common throughout Brandon. A pool adds lifestyle value and also maintenance, insurance, and inspection items to consider, including pool equipment age and screen enclosure condition.
| Option | Typical age | HOA / CDD | Lot size | Buyer considerations |
|---|---|---|---|---|
| Established neighborhoods near SR 60 | 1960s to 1980s | Often none or light HOA | Often larger | Roof, plumbing, electrical, insurance |
| 1990s to 2000s subdivisions | 1990s to 2000s | HOA common; CDDs uncommon | Standard suburban | Second roof timing, AC age |
| Pool homes | All ages | Varies | Varies | Pool equipment, screen enclosure, insurance |
| Townhomes and condos | 1980s to today | Association required | Small or none | Reserves, special assessments, leasing rules |
Table descriptions are general patterns, not guarantees. HOA, CDD, flood, and lot details vary by subdivision and by address.
Everyday living in Brandon
Brandon's regional mall and the corridors along State Road 60, Brandon Boulevard, and Lithia-Pinecrest Road handle most errands, and HCA Florida Brandon Hospital is in the center of the community. Parks and preserves in eastern Hillsborough, along with Lithia Springs and the Alafia River area to the south, are close for weekend outdoor time.
Downtown Tampa is typically 20 to 30 minutes by the Selmon Expressway without traffic, and Tampa International Airport is about 30 minutes. Gulf beaches are roughly 45 minutes to an hour.
School assignments follow district attendance boundaries, and those boundaries can change. To see which public schools serve a specific address, and to review the district's programs and choice options using your own criteria, start with Hillsborough County Public Schools and confirm with the district before you make an offer.
Owning a home in Brandon: due diligence that matters
HOA versus non-HOA
Brandon is one of the easier places in Tampa Bay to find a home without an HOA. If that is a priority, filter for it early. If a home does have an association, ask for the budget, rules, and any leasing restrictions.
Inspections for older homes and pools
For homes built before the 2000s, look closely at roof age, electrical panels, plumbing type, and AC age, all of which affect insurance. For pool homes, have the pool and equipment inspected and check the screen enclosure, which can be expensive to replace.
Drainage and flood checks inland
Brandon is inland, but low areas near creeks and lakes can still be mapped in a flood zone or have drainage issues. Check the FEMA flood map, review the seller's flood disclosure, and look at the lot's grading during your inspection.
Flood zones, flood history, and evacuation zones are three different things
A FEMA flood zone describes mapped flood risk and drives whether a lender requires flood insurance. Flood history is what actually happened at that address, and since October 1, 2025, Florida sellers of residential property have to disclose known flood damage, flood insurance claims, and flood-repair assistance they received (details). An evacuation zone is an emergency-management designation based mainly on storm surge, and it can differ from the flood zone. Check all three for any home you are serious about: the FEMA Flood Map Service Center, the seller's disclosure, and Know Your Zone. Then get address-specific homeowners and flood insurance quotes before your inspection period ends. If you are insured through Citizens, flood coverage requirements are being phased in for more policies each year (Citizens flood requirement).
Property taxes after you buy
In Florida, the seller's current tax bill is rarely a good predictor of yours. When a home sells, the assessed value generally resets to market value the following January 1, and the seller's homestead exemption and Save Our Homes cap do not transfer to you. If the home will be your primary residence, you can apply for your own homestead exemption with the Hillsborough County Property Appraiser (the filing deadline is March 1). Voters will also see a proposed property tax amendment on the November 3, 2026 ballot that would change homestead and non-homestead assessments, so it is worth checking the latest update before you budget.

Brandon FAQs
Is Brandon a good fit for someone relocating to Tampa Bay?
Brandon is often a good fit for buyers who want established neighborhoods, a broad range of prices, and easy access to both Tampa and I-75. Buyers who prioritize brand-new construction often compare it with Riverview, and those who want larger lots compare it with Valrico.
Can I find homes without an HOA in Brandon?
Yes. Older neighborhoods in and around Brandon frequently have no HOA or a voluntary association. Newer subdivisions usually have mandatory HOAs. Confirm the status for each property, since it is not always obvious from the listing.
How does Brandon compare with Valrico?
Brandon is more central, with more shopping and a wider mix of housing types. Valrico, to the east, tends to have larger homes and lots, more gated and golf communities, and a quieter feel, with slightly longer drives to Tampa.
Are there pool homes in Brandon?
Yes, pool homes are common in Brandon across many price points. Use the pool home search below and plan to inspect pool equipment and screen enclosures.
What is the commute from Brandon to downtown Tampa?
Typically 20 to 30 minutes without heavy traffic via the Selmon Expressway, which is a toll road. Rush-hour times vary, so test your drive at the time you would actually commute.
Are there new construction homes in Brandon?
Some, mostly small infill communities and townhomes. Larger new-construction communities with builder incentives are more common south in Riverview and east toward Plant City.
How can I figure out my homebuying budget for Brandon?
Start with the total monthly cost, not just the price. In Florida that means principal and interest plus property taxes based on the purchase price (not the seller's bill), homeowners insurance, flood insurance where needed, and any HOA or CDD charges. Two homes at the same price in Brandon can differ by hundreds of dollars a month once those are included. A lender preapproval sets the ceiling, and a Home Purchase Strategy Session helps you decide where you would actually be comfortable. You can also run numbers on the mortgage calculator.
Can Rio help me understand both the homebuying and mortgage side of buying in Brandon?
Yes. Rio is a REALTOR® and also a licensed mortgage loan originator, so the Strategy Session can cover how price, property taxes, insurance, HOA or CDD fees, and loan options fit together into a realistic monthly payment. Real estate brokerage and mortgage services are separate, you are always free to choose your own lender, and nothing discussed is a loan approval or a guarantee of financing. A lender's formal preapproval is the step that confirms your actual purchasing power.
