Living in Westchase, Florida: Neighborhoods, Homes & Local Guide
Westchase is a large master-planned community in unincorporated northwest Hillsborough County with a Tampa mailing address. Buyers choose it for its organized neighborhoods, community amenities, golf, and quick access to Tampa International Airport, Westshore, and the Veterans Expressway. In exchange, expect HOA rules and fees, and in some sections CDD assessments, that you should compare before choosing a neighborhood.

Westchase was developed starting in the early 1990s along Linebaugh Avenue and Sheldon Road, west of the Veterans Expressway. It is organized into individually named neighborhoods, some gated and some not, under a master homeowners association, with additional neighborhood-level associations in many sections.
Location is a big part of the appeal. The Veterans Expressway connects to Tampa International Airport and Westshore in roughly 15 minutes without traffic, and the Courtney Campbell Causeway puts Clearwater and the beaches within reach. Shopping, dining, and the Citrus Park mall area are nearby.
Because Westchase is unincorporated, Hillsborough County (not the City of Tampa) handles permitting and most local services. The community's associations handle architectural approvals and common areas.
Westchase neighborhoods and housing choices
Westchase neighborhoods range from townhome and villa sections to larger single-family homes and gated enclaves around the golf course. West Park Village is the most urban-feeling part of the community, with homes close together near a small shopping and dining area, while other sections feel more traditionally suburban.
Because each neighborhood can have its own sub-association, fees and what they cover vary. Some include lawn care, exterior maintenance, or gate staffing, and others do not. Comparing two Westchase homes at similar prices often comes down to those monthly costs and the age of roofs and systems, since most homes were built in the 1990s and 2000s.
| Housing type | What to expect | HOA / CDD | Buyer considerations |
|---|---|---|---|
| Townhomes and villas | Lower maintenance, smaller lots | Master HOA plus sub-association; coverage varies | Check what exterior items the association maintains and its reserves |
| Single-family (non-gated) | 1990s to 2000s homes on suburban lots | Master HOA plus possible sub-association | Roof age, AC age, and pool condition drive near-term costs |
| Gated and golf course sections | Larger homes, some on the course | Higher combined fees in many cases | Ask about gate staffing costs and golf course proximity |
| West Park Village | Denser, walkable feel | Master HOA plus sub-association | Smaller lots; close to shops and dining |
Table descriptions are general patterns, not guarantees. HOA, CDD, flood, and lot details vary by subdivision and by address.
Everyday living in Westchase
Westchase has community pools, tennis, parks, and trails, and the Westchase Golf Club sits in the middle of the community. Upper Tampa Bay Park, a Hillsborough County preserve on Old Tampa Bay, is a short drive west, and the Upper Tampa Bay Trail runs nearby for walking and cycling.
Everyday shopping is close along Linebaugh Avenue and Race Track Road, and the regional mall area in Citrus Park is a few minutes north. Clearwater Beach and other Pinellas beaches are typically 30 to 45 minutes away across the Courtney Campbell Causeway.
School assignments follow district attendance boundaries, and those boundaries can change. To see which public schools serve a specific address, and to review the district's programs and choice options using your own criteria, start with Hillsborough County Public Schools and confirm with the district before you make an offer.
Owning a home in Westchase: due diligence that matters
HOA rules, fees, and CDD assessments
Westchase homes typically carry a master association fee and often a neighborhood association fee. Parts of Westchase are also within a community development district (CDD), whose assessments appear on the property tax bill as non-ad valorem charges. Pull the tax bill from the Hillsborough County Property Appraiser and the Hillsborough County tax collector, and request the association budgets and rules (including leasing rules) before you write an offer.
Rental restrictions and leasing
If you might rent the home later, read the leasing rules carefully. Associations in master-planned communities often set minimum lease terms, approval processes, or limits on short-term rentals, and those rules can change by vote.
Roofs and systems in 1990s and 2000s homes
Many Westchase homes are on their second roof or due for one. Insurers will look at roof age and wind mitigation features, so get a four-point and wind mitigation inspection and an insurance quote early in your inspection period.
Flood zones, flood history, and evacuation zones are three different things
A FEMA flood zone describes mapped flood risk and drives whether a lender requires flood insurance. Flood history is what actually happened at that address, and since October 1, 2025, Florida sellers of residential property have to disclose known flood damage, flood insurance claims, and flood-repair assistance they received (details). An evacuation zone is an emergency-management designation based mainly on storm surge, and it can differ from the flood zone. Check all three for any home you are serious about: the FEMA Flood Map Service Center, the seller's disclosure, and Know Your Zone. Then get address-specific homeowners and flood insurance quotes before your inspection period ends. If you are insured through Citizens, flood coverage requirements are being phased in for more policies each year (Citizens flood requirement).
Property taxes after you buy
In Florida, the seller's current tax bill is rarely a good predictor of yours. When a home sells, the assessed value generally resets to market value the following January 1, and the seller's homestead exemption and Save Our Homes cap do not transfer to you. If the home will be your primary residence, you can apply for your own homestead exemption with the Hillsborough County Property Appraiser (the filing deadline is March 1). Voters will also see a proposed property tax amendment on the November 3, 2026 ballot that would change homestead and non-homestead assessments, so it is worth checking the latest update before you budget.

Westchase FAQs
Is Westchase part of the City of Tampa?
No. Westchase has a Tampa mailing address but is in unincorporated Hillsborough County, so county government handles permits and most local services. The community's associations handle architectural review and common areas.
What should I know about HOA and CDD fees in Westchase?
Expect a master association fee, frequently a neighborhood sub-association fee, and in some sections a CDD assessment on the tax bill. What the fees include varies a lot, from basic common areas to lawn care or gate staffing, so compare total monthly cost across neighborhoods rather than price alone.
Is Westchase convenient to Tampa International Airport?
Yes. Most of Westchase is roughly 15 minutes from the airport without heavy traffic via the Veterans Expressway, which is one reason it is popular with frequent travelers.
How does Westchase compare with Citrus Park?
Westchase is a single master-planned community with consistent architectural standards, amenities, and associations. Citrus Park, just to the north and east, is a mix of individual subdivisions from different decades, some with HOAs and some without, and can offer more variety in price and lot size.
Are there townhomes in Westchase?
Yes. Townhomes and villas are a meaningful part of the housing mix and are often the most affordable way into the community. Review the sub-association's budget, reserves, and what exterior maintenance is covered.
Can I rent out a home in Westchase?
Possibly, but check the specific association's leasing rules first. Many master-planned communities set minimum lease terms or approval requirements and restrict short-term rentals.
How can I figure out my homebuying budget for Westchase?
Start with the total monthly cost, not just the price. In Florida that means principal and interest plus property taxes based on the purchase price (not the seller's bill), homeowners insurance, flood insurance where needed, and any HOA or CDD charges. Two homes at the same price in Westchase can differ by hundreds of dollars a month once those are included. A lender preapproval sets the ceiling, and a Home Purchase Strategy Session helps you decide where you would actually be comfortable. You can also run numbers on the mortgage calculator.
