Living in South Tampa, Florida: Neighborhoods, Homes & Local Guide

Area guide by Rio Lloyd, REALTOR® with PREMIERE Group at Real Broker. Updated October 2026.

South Tampa is the peninsula of the City of Tampa south of Kennedy Boulevard, between Hillsborough Bay and Old Tampa Bay. Buyers come for historic neighborhoods like Hyde Park and Palma Ceia, Bayshore Boulevard, Davis Islands, and a short drive to downtown and the airport. The key tradeoff is low elevation: much of South Tampa sits in coastal flood and evacuation zones, so flood and insurance due diligence matters as much as the house.

South Tampa is not a separate city. It is a collection of City of Tampa neighborhoods, roughly south of Kennedy Boulevard and west of the Hillsborough River, running down to MacDill Air Force Base at the tip of the peninsula. Bayshore Boulevard lines the eastern edge with a long waterfront sidewalk that is one of the most used outdoor spaces in the city.

The draw is proximity. Downtown, Westshore, Tampa General Hospital, and the airport are all close, and neighborhood shopping districts such as Hyde Park Village, SoHo (South Howard Avenue), and Britton Plaza are part of everyday life.

The challenge is elevation. Large parts of South Tampa are only a few feet above sea level, and storm surge from recent hurricanes reached streets along Bayshore, Davis Islands, and other low-lying areas. Buyers who handle this well do their flood and insurance homework first and choose the house second.

South Tampa neighborhoods compared

Hyde Park, just southwest of downtown, has some of the city's oldest homes, many within a designated historic district. Streets are tree-lined and walkable to Hyde Park Village. Exterior changes in the historic district generally go through City of Tampa preservation review.

Palma Ceia and nearby Palma Ceia West center on the Palma Ceia golf course area, with a mix of 1920s homes, mid-century ranches, and newer two-story builds. Bayshore Beautiful and Bayshore Gardens sit between Bayshore Boulevard and MacDill Avenue farther south.

Davis Islands is a pair of man-made islands developed in the 1920s, connected to downtown by bridge. It is known for Mediterranean Revival architecture, waterfront homes, a small village center, Tampa General Hospital, and Peter O. Knight Airport. It is also one of the more surge-exposed areas in the city.

Beach Park, Sunset Park, and Culbreath on the Old Tampa Bay side are known for larger lots and luxury homes, some waterfront. Ballast Point, Virginia Park, and Port Tampa farther south offer a broader range of prices and home ages.

Neighborhood Character Typical homes Waterfront? Notes
Hyde Park Historic, walkable 1910s to 1930s homes, renovations, townhomes Some homes near Bayshore Historic district review for exterior changes
Palma Ceia Established, golf course area 1920s homes, ranches, new two-story builds Rare Frequent rebuilds; compare lot size
Davis Islands Island village Mediterranean Revival, new builds, condos Many Higher surge exposure; seawalls
Beach Park / Sunset Park / Culbreath Luxury, larger lots Custom homes, estates Many on Old Tampa Bay Flood insurance and elevation are key
Ballast Point / Port Tampa Southern South Tampa Ranches, bungalows, new builds Some Wider price range; check evacuation zone

Table descriptions are general patterns, not guarantees. HOA, CDD, flood, and lot details vary by subdivision and by address.

Everyday living in South Tampa

Bayshore Boulevard is the neighborhood's front porch, used daily by walkers, runners, and cyclists. Hyde Park Village has shops and restaurants on a small, walkable grid, and SoHo along South Howard Avenue is a busier dining and nightlife strip.

Healthcare is close, with Tampa General Hospital on Davis Islands. Ballast Point Park, Picnic Island Park, and the waterfront along Bayshore give you water views without a waterfront price, and the Gulf beaches in Pinellas County are reachable across the Gandy Bridge.

Traffic is mostly local and short-distance, though Dale Mabry Highway, Kennedy Boulevard, and the Gandy Bridge approaches get busy at peak hours. Many residents bike or walk for errands in the northern neighborhoods.

School assignments follow district attendance boundaries, and those boundaries can change. To see which public schools serve a specific address, and to review the district's programs and choice options using your own criteria, start with Hillsborough County Public Schools and confirm with the district before you make an offer.

Owning a home in South Tampa: due diligence that matters

Elevation, surge, and the 50 percent rule

Elevation matters in South Tampa at the street level, not just the neighborhood level. Two homes a block apart can sit in different flood zones and carry very different flood premiums. Newer homes are often built higher, and an elevation certificate can make a meaningful difference in flood insurance cost.

If you plan a major renovation of an older home in a FEMA flood zone, the substantial improvement rule (often called the 50 percent rule) can require the entire structure to meet current flood elevation standards when improvement costs reach half of the building's value. That rule frequently decides whether buyers renovate or rebuild. Confirm current requirements with the City of Tampa before you finalize a budget.

Historic homes and rebuilding

Older South Tampa homes often have charming details and older systems. Plan for inspections of the roof, electrical, plumbing (including cast iron drain lines), and foundation. In historic districts, exterior work, additions, and demolition generally require preservation review, so a renovation plan should account for that timeline.

Waterfront ownership

On Davis Islands and along Old Tampa Bay, seawall condition is a major cost item. Have the seawall, cap, and any dock or lift inspected by a qualified marine contractor, and ask for permits and repair history. New docks, lifts, and seawall work generally require local and environmental permits, so verify what is allowed before you count on adding them.

Flood zones, flood history, and evacuation zones are three different things

A FEMA flood zone describes mapped flood risk and drives whether a lender requires flood insurance. Flood history is what actually happened at that address, and since October 1, 2025, Florida sellers of residential property have to disclose known flood damage, flood insurance claims, and flood-repair assistance they received (details). An evacuation zone is an emergency-management designation based mainly on storm surge, and it can differ from the flood zone. Check all three for any home you are serious about: the FEMA Flood Map Service Center, the seller's disclosure, and Know Your Zone. Then get address-specific homeowners and flood insurance quotes before your inspection period ends. If you are insured through Citizens, flood coverage requirements are being phased in for more policies each year (Citizens flood requirement).

Property taxes after you buy

In Florida, the seller's current tax bill is rarely a good predictor of yours. When a home sells, the assessed value generally resets to market value the following January 1, and the seller's homestead exemption and Save Our Homes cap do not transfer to you. If the home will be your primary residence, you can apply for your own homestead exemption with the Hillsborough County Property Appraiser (the filing deadline is March 1). Voters will also see a proposed property tax amendment on the November 3, 2026 ballot that would change homestead and non-homestead assessments, so it is worth checking the latest update before you budget.

South Tampa FAQs

What areas are considered South Tampa?

South Tampa generally means the City of Tampa neighborhoods south of Kennedy Boulevard and west of the Hillsborough River, including Hyde Park, Palma Ceia, Bayshore Beautiful, Davis Islands, Beach Park, Sunset Park, Ballast Point, and Port Tampa. ZIP codes 33606, 33609, 33611, and 33629 cover most of it.

Does South Tampa flood?

Parts of it do, especially low-lying streets near the bay. Storm surge from recent hurricanes affected areas along Bayshore Boulevard, Davis Islands, and other coastal neighborhoods, while other blocks stayed dry. Check each address on the FEMA flood map, review the seller's flood disclosure, look up the evacuation zone on Know Your Zone, and get a flood insurance quote before you commit.

Is it better to renovate or rebuild in South Tampa?

It depends on the lot, the flood zone, and the home's condition. In flood zones, a large renovation can trigger the substantial improvement rule and require bringing the home up to current elevation standards, which often tips the math toward rebuilding. In historic districts, demolition and exterior changes need preservation review. Get a contractor's estimate and confirm rules with the city before you buy with a plan in mind.

How does Hyde Park compare with Palma Ceia?

Hyde Park is older and more walkable, with many homes inside a historic district close to Hyde Park Village and downtown. Palma Ceia is a bit farther south with more mid-century homes and new two-story rebuilds and fewer historic district restrictions. Both are close to Bayshore and Dale Mabry.

Are there luxury waterfront homes in South Tampa?

Yes. Bayshore Boulevard, Davis Islands, Beach Park, and Sunset Park have some of the region's most prominent luxury homes. Evaluate elevation, seawall condition, insurance cost, and dock permitting along with the home itself.

Is South Tampa convenient to the airport and downtown?

Yes, that is one of its main advantages. Most South Tampa homes are roughly 5 to 15 minutes from downtown and about 15 to 20 minutes from Tampa International Airport without heavy traffic.

How can I figure out my homebuying budget for South Tampa?

Start with the total monthly cost, not just the price. In Florida that means principal and interest plus property taxes based on the purchase price (not the seller's bill), homeowners insurance, flood insurance where needed, and any HOA or CDD charges. Two homes at the same price in South Tampa can differ by hundreds of dollars a month once those are included. A lender preapproval sets the ceiling, and a Home Purchase Strategy Session helps you decide where you would actually be comfortable. You can also run numbers on the mortgage calculator.

Can Rio help me understand both the homebuying and mortgage side of buying in South Tampa?

Yes. Rio is a REALTOR® and also a licensed mortgage loan originator, so the Strategy Session can cover how price, property taxes, insurance, HOA or CDD fees, and loan options fit together into a realistic monthly payment. Real estate brokerage and mortgage services are separate, you are always free to choose your own lender, and nothing discussed is a loan approval or a guarantee of financing. A lender's formal preapproval is the step that confirms your actual purchasing power.
